Assemblywoman Cathy Nolan released a statement last night expressing her opposition to the 10-story development currently being proposed by Phipps Houses at 50-25 Barnett Avenue.
Her announcement came on the eve of today’s public hearing at Sunnyside Community Services where residents will be able to provide their input on the controversial proposal that calls for 209 affordable units to go up adjacent to the LIRR tracks.
The hearing is part of the applicant’s–Phipps Houses—quest to rezone the property in order for the development to be built.
Nolan, who does not have any direct say on zoning matters, said that her main concern with the project is that it will add to the neighborhood’s existing infrastructure problems.
“As our communities continue to grow and expand, I am concerned that infrastructure needs for basic transportation, health facilities and classroom seats are not keeping up with the needs of our existing neighborhood,” she said.
“This proposed development will add another 220 units and will only increase the demand on an already stressed out infrastructure system.”
Tonight’s public hearing is required as part of the re-zoning application process.
Community Board 2 will vote on the plan at its June 2 meeting and provide an advisory recommendation. Queens Borough President will also get to weigh in with an advisory opinion.
The plan will then go before the Department of City Planning and the City Council.
DCP and the Council both have the power to block it.

Cathy Nolan means well and is a good woman who cares, But as usual it’s all about money
I dont understand. Why does Nolan have a say? Not that I dont appreciate it. Isn’t this Margaret Markey’s district?

I appreciate the concerns stated by Assembly Member Nolan, but she probably realizes like the rest of us should that it really doesn’t matter what she or the Community Board says about this project especially when you consider that a major donor to the Phipps organization is headed by the woman who is married to the Mayor.
Oh, do you mean the unlovely Shirlane? I guess Cathy can’t run to Shelly Silver any more for help!
I thought Phipps donated to Chirlane’s organization not the other way around.
