The largest residential development to come to Sunnyside in recent years is expected to be completed by the end of August and the 38 rental units contained within it will soon be hitting the market.
The development, a nine-story building located at 41-18 43rd Street (between 43rd and Skillman Avenues), will be comprised of 18, 1brms and 20, 2brm apartments, according to developer Hooshang Nemat.
Nemat said he will start marketing the building Aug. 1 and expects tenants to start moving in Oct. 1
The one bedroom units are approximately 650 square feet in size, with rents starting at $1,935, Nemat said. The two-bedrooms are between 900-950 square feet and will start at $2,950, he added.
“We anticipate that we will fill the whole building in about 2 months,” Nemat said. “We compared our prices to Long Island City and we are much lower, yet our building is just as luxurious.”
Nemat said that each unit contains a Jacuzzi, a washer/drier, stainless steel appliances, an Italian kitchen and polished porcelain/marble flooring.
The building will have rooftop facilities, including a lounge area. The apartments on the higher floors have both a balcony and a terrace.
There are 19 parking spots that will be available for rent and will be priced between $200 and $250 per month. These spots are for tenants only.
The development has taken over 2 years to complete and Nemat said that there have been several construction delays in the process.
Meanwhile, a nine-story 17-unit building that is being constructed at 41-28 44th Street appears to be near completion. However, the developer Vincent Romano could not be reached for comment.

Saw this building get build by Mexican day laborers. No skills. No safety. No concern for the cleanliness of the job site. The building is mostly concrete encased foam so you’ll be hearing everything your neighbors do for 2000 a month since the slabs are so thin. There’s no ventilation system either so what youre paying for is bullshit.

This building is truly awful looking. Who would pick those colors? Just atrocious.
Most of the architecture is horrendous in Sunnyside so this just follows a long line
of ill conceived, immediately dated looking design. Imagine how bad Sunnyside Gardens would look without the trees! It’s comical the houses are selling for over a million there- 3BR, 1BA landmark house you can’t even modify without an architect/ filing with the landmarks commission. Brokers are really masters at swindling people/ driving up prices.
I never heard of an apartment building charging “extra” for heat and hot water.
Isn’t it required by law to be included in the monthly rent or maintenance? All electricity and gas used for cooking, however, are usually the tenant’s responsibility unless their lease provides for them.
@Roxy Give a call to Dorothyy Moorehead, Welcome home realty, Douglas Elliman or Any of the managing agents of any of the newly constructed buildings in the LIC and Sunnyside areas. You’d be surprised how much has changed since I bought my place back in the 70’s..
Roxy, it actually makes sense for a tenant to pay for the heat and hot water they use just like they pay for the electric and cooking gas they use These are utilities and you should bay based on what you consume. It makes for a lot less waste
Why are there so many negative comments about this building? Many landlords in Sunnyside and Woodside have been charging upwards of $2100 for a 1BR apartment over the past year. In fact, at least he is offering value for the amount he is charging. Whomever decides to live in this building will have all the top finishes for the same price lots of ‘newbies’ are already paying for a pre-war unit.
I agree Pamela. You can’t compare the value in moving into a new building with new electric, new plumbing, new fixtures and new appliances with moving into a 100 year old building. I would rather pay $2100 per month for a smaller new apartment than for a larger one in a 100 year old building. I think one issue, which is valid, is that the one on 43rd street has a very ugly facade. What makes it ugly are the 3 different colors all of which are pretty ugly alone but together ugh!! Which kind of makes me wonder what choices were made on finishes on the inside?? The one on 43rd street is much more pleasing to look at on the outside. So hopefully on the inside as weel 🙂 In any event I can’t wait to see the apartments inside. I am definitely one who prefers new
@AGal New is always nice. One of the problems with newly constructed apartments is the hidden cost or the “new” expenses involving new construction. Heat is no longer provided and paid for by the landlord and so many developers have decided to go with electric heat (because of its low cost and “plug in” capabilities)which is very expensive from a users perspective. My daughter bought a new place when she moved back here in 2010 and was shocked at the monthly bill in a long winter. So in your equation, you need to factor in the new expense of electric heat as well as the monthly rent increase which can be an additional $800.00 a month in December through April. My late aunt always said there is nothing like steam heat. Also many of new developments are passing water onto the tenant in a new monthly bill all though I don’t think this building is one.

A well-managed Cooperative would not permit you to own two apartments in the same building and to sub-let one of them.
A lot of people don’t understand the concept of buying,and they also don’t have the 20 percent to put down,u can’t condemn them for that.I guess that would make me an ignorant freaking fool because I rented in manhattan for 26 yrs and didn’t buy until 8yrs ago. If building has central air-conditioning, rentals seem quite reasonable for Sunnyside. In my 79-year-old building, one bedroom apartments are renting for $2,000 per month. That includes heating in winter, but in summer tenants must provide their own air-conditioners (if they want them).
@roxy in newly constructed buildings heat and electric (air condioning) are on the tenant .
Joe, I think that you’ll find that many newly constructed apartment buildings have central air-conditioning systems.
@Roxi You misunderstood my post. Yes much of the newly constructed condos and rentals in the area have central air-conditioning systems but as I said in my earlier post, the apartment unit owner or renter is responsible for the electrical cost for their share of their usage of the central air system. I just got off the phone with Haim Dadi Realty who verified this fact. Then again maybe I got your post wrong. Are you saying the savings on the cost of a window air conditioning unit is offset by the central air conditioning access? Even then I still have to disagree with you the cost of a 15,000 BTU unit for $600. extra $200 a month (average one bedrooms in area are closer to $1,800.00 a month) for an apartment averaging 650 square feet. The only benefit I could see is the windows are closed off by an air conditioning unit.
I looked up the listing online for the property at 43rd Street and the pictures show the apartments aren’t even finished yet?????

Renters are often people saving their money for these pesky things called a “down payment” and “lender requirements.” I know I could have swung mortgage and maintenance on my own 12 years ago, and I surely would have passed the income requirements of both a bank and coop board, but my savings at the time werent enough.

I like this building and I like the facade. I like the red brick (I’m not kidding). Would I pay $1935 for a one bedroom? No. Do I think that this is a positive addition to the neighborhood? Yes.
If you don’t own in Sunnyside you’re going to get priced out. You better start fighting now for the prime park benches, soon they’ll be none left.

You, are benefitting from the crimes of Wall Street in 2008, the resultant drop in interest rates and then the zoning changes and building boom. That does not make you smart and that does not make long-time residents dumb. It means we are all pawns in a much bigger game and you are heartlessly watching people suffer and lose their homes. That is what it does.

How did he get around the height restrictions for this? It’s zoned R7A, which caps at 80ft because we’re in a flight path.

Standing in front of it…it definitely appears to be a floor larger than the plans show. The math doesn’t add up, here.
Mezzanine areas typically are not counted against the limits, no?
I miscounted the upper floor(s). Nonetheless, it takes fuzzy math to get 9 stories and an elevator equipment room under 80 feet.
