Nearly 50 units in a newly-constructed building in Jackson Heights are up for grabs through the New York City affordable housing lottery.

Altogether, 47 apartments — a mix of studio, one-bedroom, two-bedroom and three-bedroom units — are available for New Yorkers who make between $38,435 and $183,300 a year.

The 47 apartments are located within the Roosevelt Parc, a six-story mixed-use development located at 37-46 72nd St. and rent between $1,121 and $3,283 a month. The building has 154 units in total — with the remaining 107 apartments listed at market price.

Residents must make 130 percent of the area median income to be eligible for the lottery.

There are 15 studio-units available for $1,121 a month to households of one to two people who make between $38,435 and $118,300 combined annually.

Another 19 one-bedroom units are available for $1,962 a month to households of one to three people who make between $67,269 and $133,120 combined annually.

Nine two-bedroom units are also available for $2,849 a month to households of two to five people who make between $97,680 and $159,640 combined annually.

Lastly, four three-bedroom units are available through the lottery for $3,283 a month for households of three to seven people who make between $112,560 and $183,300 combined annually.

A breakdown of the full income requirements is below.

The Roosevelt Parc is full of amenities, such as a 5,000-square-foot garden and 12,000-square-foot landscaped outdoor deck with seating and grills. It also features a 15th floor residents lounge with a fireplace, a new fitness center, an on-site valet service parking garage, children’s playroom, yoga lawn, screening room, internet lounge, laundry room, bicycle storage and personal storage units.

Two- and three-bedroom units also include in-unit washer/dryers.

Most of the amenities are included in the base rent price, while some are available for hourly rental or fee, such as the storage units.

The apartment building is nearby the E, M, R and 7 subway lines.

In addition to monthly rent, tenants are responsible for paying for electricity including electric heating.

The deadline to apply online for the lottery is Jan. 12, 2021. Mailed-in applications must be postmarked by that date.

To request a paper application, call or text your name, address and project name to 929-344-1309, Monday to Friday 9 a.m. to 5 p.m.

While the units are given out to eligible applicants through a lottery, some preference is given to applicants with vision, mobility and hearing disabilities.

Those eligible can apply to the housing lottery online here.

The building owner will receive a tax exemption as a result of participating in the affordable housing lottery.
