Applications have opened for three apartments within a new development set to be completed soon in Sunnyside.
The affordable apartments are within “Sunnyside Point”, the name of the four-story development rising at 47-16 Greenpoint Ave.
A single one-bedroom unit is available as part of the lottery for a monthly rent of $2,251.The unit is available for household sizes ranging from one person to three people and for households earning up to 130 percent of the Area Median Income.
A single-person household, for example, would need an income between $77,178 and $95,030 to be considered.
The remaining two units contain two-bedrooms, and go for $2,714 a month. Households sizes of two through five people can apply, with a starting income of $93,052 and going up to $146,510 for a family of five.

The building’s amenities include an elevator, roof deck common areas, and a laundry room.
The applications are open to all, with a general preference for those who live in New York City, and no special preference for Community Board 2 residents. Preference for a percentage of units will go to mobility-disabled applicants and those with vision or hearing disabilities.
To apply, visit Housing Connect online. Applications can also be sent by mail by following the instructions on the housing application flyer.
Applications must be postmarked or submitted online no later than Sept. 20, 2018.
The new development, at the corner of 48th Street and Greenpoint Avenue, has been in progress since 2015. AB Capstone, the developer, told the Sunnyside Post that the building underwent a new design recently, as the prior design was deemed “too generic.”
The project includes 10 units and commercial space in the first two floors, to be occupied by medical offices. The ground floor will hold a yet-to-be specified urgent care center, while the second floor will house a medical provider.
The development is expected to be completed by the end of 2018.

I was thinking the same thing. Thanks to the Hipsters who live four to a one bedroom unit. Four to a unit is only $675. each, which is affordable.

Be aware that the median annual income of people who reside in Queens is a little bit more than $61,000 before you start making idiotic remarks. For an “average” couple, this is affordable.
A lot of people here seem upset by this news. Hopefully, they will do something about it during the September 13th Primary, when one of the main reasons the phrase “affordable housing” has been hijacked will be up for re-election. Put your vote where your mouth is!

Having recently moved to Sunnyside exactly BECAUSE the market rate for 1-bedrooms there was/is affordable, I’m pretty alarmed that somehow a 1-bedroom that’s $150 more a month than my own is considered BELOW market rate.
2,251 x 40 is about 90K. Exactly how the hell can someone who earns between 78-89K be able to afford that amount of rent for a 1 bedroom?! This is definitely not “affordable housing”. This is an insult to working/middle income individuals & families. Just another method to pushing these folks away from these neighborhoods just because the commute to the city from there’s pretty quick. Smdfh. A big Fuck You

what the hell sgoing onhere. 2,000.00 plus for a 1 bedroom apartment that is not affordable, when the average income in our neighborhood is about 40,000 to 50,000 a year.
And thats how life goes folks. 10 years ago greenpoint and williamsburg were working class and low income residents. Now it’s populated by high earners that want to be close to public transports and amenities. life moves on and i suggest a few of you do the same.
