McDonald’s to Sublease Greenpoint Store, After Being Vacant for Five Years

In November 2009, Green Point Furniture, located at 46-06 Greenpoint Avenue closed, after being in operation for seven years.

Since then the property—arguably, prime retail space—has just sat empty with its front gates down and its interior left unkempt.

However, in the past week, a construction crew has started working on the space and a property manager who was inside the location Saturday said he was getting it ready to be rented. A tenant has yet to be found.

McDonald’s Corp., according to real estate records, is currently in possession of the property and is looking to sublease it.

McDonald’s entered into an agreement in 1998 to lease all the space from Metro PCS to its fast-food restaurant on Greenpoint Avenue (bet. 45th and 46th) for 20 years. The owner, New York-based Greenpoint 45 LLC, granted McDonald’s the right to sublease it.

On Saturday, the employee working for the property management firm was unsure why the property had sat empty for so long. “Hey, those decisions are made by the big corporations.”

Isn’t there an existing hardware store right on the other side of that block? The one with the mural, facing Wendy’s?

Meanwhile, a new hardware store is getting ready to open on the west side of 46th Street opposite Key Foods, in the space last occupied by a 99 cents bargain store.

If you read the article you will see that McDonalds is looking to sublease the space next door to where it is now. It could have expanded into the space years ago but just left it empty. Now it is looking to find someone.

Let’s hope the service and overall condition of the place improves greatly with this expansion. It is one of the worst managed stores in the area but I am glad they are expanding instead of letting another here-today-gone-tomorrow store, or god forbid a pawn shop/threading salon.
