8-Story Residential, Commercial Building Proposed for Empty Lot on 39th Place

A developer has filed plans to build an eight-story mixed-use building on the corner of Queens Boulevard and 39th Place, which is currently an empty lot.

The proposed building, at a height of 83 feet and with an address of 43-46 39th Pl., would see 48 units spread out over 34,502 square-feet. An additional 6,926 square-feet is reserved for commercial space.

The first floor, along with one floor below ground, is sectioned off for a retail store and commercial lobby. Also planned for the lower level are laundry rooms and bicycle storage.

An enclosed parking space for 20 cars is planned for the second floor of the corner building.

Floors three through seven would see nine apartment units each, while the eighth floor will have only 3 apartments.

The empty lot, at just over 9,000 square feet, once saw several small businesses, which struggled to stay afloat. Former tenants included Dragon Puffz, a hookah lounge, Verdecchio Pizzeria, Chikuran Japanese Restaurant, and Xio Lounge, the night club that was repossessed in 2014 after failing to pay rent. The night club was also the source of several complaints from nearby residents over the three years it was open.

The owner filed plans to demolish the site at the end of 2015.

The plans for the eight-story building conform with the maximum height allowed in the area after it was upzoned in 2011.

Ramesh Vig, one of two senior partners of the 39 Sunnyside Owners LLC, said construction should start immediately after the Department of Buildings approves the plans. From there, the building should be completed in two years time.

The price range for the units are still being worked out, Vig said, although the units will be marketed as rentals. As for the commercial area on the lot, he hopes that a gourmet restaurant will sign on to lease the spot.

Vig and his partner purchased the property from Jerry Kahen of Kahen Properties for $10,450,000 in 2016.

I hope they don’t allow DeBozo and JVB’s Blue T-Shirt sidekick at the ribbon cutting ceremony when it opens. Hey Cold Busted, do you know what the preconstruction price of a studio might cost there? I’m thinking about making a move from the dump I’m in now. Any estimated maintenance fees? Thanks

OJJ bought the entire top two floors at the pre-construction price. It’s going to be a dubbed penthouse with a private rooftop pool area. Will make a nice new crib for him and his entourage. You’ll see him walking down QB in his glass platform aquarium shoes with gold fish inside.

I will give it five years before permits are filed for the blocks that have Wendy’s, the Mobil station/711, the Speedway Station, and the Citibank/McDonalds. The whole neighborhood will then be rezoned (if it isn’t already) for -10-12 floor buildings all the way to Skillman and 48th avenue on the other side. Who knows what the rents will be then.

Are those rent stabilized apartments in back? guess they will lose all that sunlight they had when it was a 1 story building. If they are condos then they will fight the loss of sunlight as it will lower the value of their apartments

with what is going on you have to look at all new construction with suspicion. Lots of Developers looking to make a quick buck with a secure tenant. RAMESH VIG can easilyturn around lease the property to the city and they insert a community homeless shelter in there, city pays on time, simple long term lease paying Ramesh a million plus annually coming from our hard earned tax dollars.

Sunnyside is very congested and with more housing going up it is going to get worse.

Parking permits for Sunnyside residents would serve our needs. I have seen them used in Forest Hills.

Changes should not be to the detriment of Sunnyside residents. Four hour meters under the train should go into effect when most places of employment open i.e., between 7:30am and 8am;
not 5am which would result in residents having to get up at the crack of dawn to feed the meter or find an alternate spot.

Non Sunnysiders should not be permitted to use our streets for long term parking.

Parking permits are in Forest Hills Gardens because the streets are PRIVATE. They are owned by the Forest Hills garden Corporation Not the city.

Noticeably absent form the list of previous tenants is Hemsin, the Turkish restaurant that preceded Xio. That was a great restaurant and one I sorely miss.

Hemsin was the way we ended up in Sunnyside many years ago when we lived in Manhattan. We grew bored of living there and decided to move to the neighborhood where we came to eat Turkish food. Been here ever since. That said, I’m fine with all of this and will would actually look into buying a condo if built.
